If you own and live in your home, you may qualify for a property tax break that lowers your bill each year. In this guide, you will learn what the Texas homestead exemption does, who qualifies, how to apply with the Victoria County Appraisal District, and how special senior and veteran benefits work. A Texas residence homestead exemption reduces the portion of your home’s value that is taxed, which can lower your annual property tax bill. It does not change your appraised market value, the appraisal district still determines that. Instead, it removes a set amount from the taxable value before rates are applied.
State law provides a flat exemption amount for school district Maintenance and Operations taxes. Local taxing units, like the county, city, or hospital district, may also adopt optional homestead exemptions. Because optional amounts vary by year and by taxing unit, confirm current amounts with the Victoria County Appraisal District and each taxing unit that taxes your home.
You qualify if you own the property and it is your principal residence on January 1 of the tax year. You can claim only one residence homestead at a time. Co-owners, life tenants, and some trust owners may qualify, but complex ownership structures can affect eligibility.
Most applicants provide a completed homestead application, a photo ID with a matching home address, and proof of ownership if requested. If you are applying based on age or disability, you will also provide proof of age or disability. Identification details, such as the last four digits of your Social Security number, may be requested for verification.
If you are age 65 or older, or you are a homeowner with a qualifying disability, you may receive an additional exemption for school taxes. You may also receive a school tax ceiling, sometimes called a tax freeze, that locks your school district tax amount at the level in the year you first qualify. This limitation applies to school district taxes only, not to other taxing units.
Disabled veterans may qualify for partial or full exemptions based on VA disability ratings. A veteran with a 100 percent disability rating, or an unemployability determination with a combined 100 percent rating, may qualify for a full exemption on the residence homestead. Surviving spouses of eligible veterans and of homeowners who qualified for age or disability protections may also have benefits under specific rules.

Here is an illustration using round numbers. If your home is appraised at $300,000 and you receive a $25,000 school M&O homestead exemption, the school M&O taxable value would be $275,000. Your savings equals the school M&O tax rate multiplied by the $25,000 exemption amount. The school M&O exemption usually does not apply to school bond taxes, so you may still see separate school debt service taxes on your bill.
Homestead exemptions do not transfer to a buyer. If you purchase a home, you will file your own homestead application for the next tax year, once the home is your primary residence on January 1. At closing, taxes are typically prorated between buyer and seller based on contract terms and the January 1 ownership. If you qualify for an over-65 or disabled school tax ceiling, some limitations may be transferable under certain conditions, ask VCAD for guidance.
Falsely claiming a homestead can lead to denial, back taxes with interest, and penalties. If your situation involves a trust, divorce, or estate, talk with VCAD and consider professional advice before filing.
Optional homestead exemption amounts are set by local taxing units and may change. Confirm what Victoria County, the City of Victoria, and your school district have adopted for the current year. School districts serving Victoria County, including Victoria ISD and others, may also offer additional exemptions for seniors and disabled homeowners. Check VCAD for the current application form, accepted submission methods such as mail, in person, or online, and any updates to deadlines or documentation.
